Putting a listing together is an art. It's not simply throwing together a few iPhone photos and a couple of sentences about how many beds and baths are in your home. Okay, well, for some, that is all it takes. But not for us. We expect more, and you should, too.

Here are 3 reasons why professional photos matter when listing your home.

#1. Love at first sight.

What's the first thing people see when searching for a home? Here's a clue: it's not the taxes. (Although, in Upstate NY, it technically should be. But that's another story.) It's the photos! In fact, it's one single photo! House hunters are looking within a specific price range and likely viewing matches that meet their dream home criteria, and the first thing they see is the cover photo that goes along with the listing of a particular home.

That single photo is your one shot at a first impression. Do you really want to leave that up to an iPhone ?

#2. Photo bombs. (But not the funny kind.)

It happens all too often. You forgot to move that ugly garbage can, move the dog dish, or clean the windows. Unfortunately, those hideous things are in the photos of what would otherwise be a beautiful photo of your kitchen! Now what? Is another photo sesh in order? Well, it won't be if you've hired a professional. These small details (which are super easy to forget, and happen all the time) can be taken care of by a true professional who can work their photo magic in post-shoot editing. And if you are really lucky,  you'll have a photographer on hand who will see these details BEFORE the shoot is complete, eliminating the need to work so hard after the fact.

#3. Blue skies are happy skies.

Let's face it. Living in Upstate New York is not for the faint of heart. Or those with a Vitamin D deficiency. So taking photos of homes outside the months of June, July or August can be challenging to say the least. The gray skies and the lack of sunshine can make the prettiest of properties appear dark and dank. A professional photographer can mitigate some of that darkness by using artificial light, proper angles, and editing techniques to add blue skies and brighten almost any room in a way that is fresh and inviting. It's not about presenting an unrealistic view of a home, but about lending a boost of creativity to a potential new home for buyers who are seeking that new, special place to call their own.

Sunshine and light always helps.

Professional photos are an expense that should be covered by your licensed real estate salesperson. It is, after all, our job to sell your home as quickly as possible for the best possible price. At Cassara Realty Group, we are committed to guiding our clients through the home buying and selling process. When we list your home, our goal is to always do so in the most honest, compelling and professional way.

Selling your home is a big step, and an important one. If you want others to see the natural beauty, charm and unique details of your property before ever stepping foot in the door, leave it to the professionals. After all, you only have one shot at a first impression. And we can help you make it a great one.
